Three Decades of Residential Development
Since 1994, Goodland Group has delivered residential developments across multiple regions and market cycles throughout New Zealand. From Auckland's growing northern suburbs to the expanding townships of Canterbury and regional communities in Otago, our projects reflect consistent planning, disciplined execution, and a long-term view of community outcomes.
The projects documented here span nearly thirty years of work. They represent different scales, from small infill subdivisions to multi-stage master-planned communities. Each was delivered within its local planning environment and market conditions, guided by the same foundational principles that have shaped our approach since the beginning.

Early Years: 1995–2004
1995 — Grace Gardens
Royal Oak, Auckland · 60 sections
Residential subdivision delivered as an established neighborhood in Royal Oak. The development contributed to the established character of the area and provided housing sections during Auckland's mid-1990s growth period.
2001 — Goodland Heights
Albany, Auckland · 92 sections
Master-planned residential subdivision delivered in North Auckland during a period of significant regional expansion. The project established infrastructure and lot configurations that supported long-term residential use in what was then a developing area.
2003 — Dunns Crossing (Stage 1)
Rolleston, Christchurch · 14 sections
Early-stage residential subdivision contributing to a growing regional center. This project marked Goodland Group's first work in the Canterbury region and represented our entry into markets outside Auckland.

2004 — Goodland Country Estate
Dairy Flat, Auckland · 63 lifestyle sections
Lifestyle subdivision designed for long-term ownership and low-density living in rural Auckland. The larger section sizes and rural character attracted buyers seeking space and permanence outside urban centers.

2004 — Brookside Gardens
Rolleston, Christchurch · 25 sections
Residential subdivision delivered within an expanding regional township. This project continued our work in the Canterbury region and contributed to Rolleston's steady residential growth during the mid-2000s.
Mid-Period Development: 2006–2011

Hornbill Park · Albany, Auckland · 100 sections
Large-scale residential subdivision delivered in North Auckland. The project provided a significant number of residential sections in an area experiencing high demand and supported the infrastructure development of the wider Albany area.

Lonely Track Road Subdivision · Albany, Auckland · 13 sections
Small-scale residential subdivision delivered as an infill development. This project demonstrated the ability to work at different scales and contribute housing supply within established suburban areas.

Pleroo Park · Glenfield, Auckland · 75 sections and 9 terrace homes
Mixed residential development combining sections and terrace housing. The project reflected evolving housing needs and urban planning approaches, integrating different housing typologies within a single development.
Regional Expansion: 2016–2018
Newman Park

220 sections · Multi-stage development
Multi-stage residential subdivision delivered within a high-growth area of Canterbury. Newman Park represented one of our larger projects and was completed across several stages to align with infrastructure capacity and market absorption. The development contributed significantly to Rolleston's expansion during a period of sustained regional growth.
The project required coordination with local authorities, infrastructure providers, and multiple stakeholders over several years. Staging allowed for measured delivery that matched demand and supported the broader township planning framework.

Residential subdivision delivered in regional New Zealand, marking our work in Otago. This project demonstrated our capacity to operate in smaller regional markets and adapt development approaches to local conditions and community scale.
Oamaru's slower growth trajectory and different regulatory environment required adjustments to planning and delivery timelines, reinforcing the importance of understanding regional variation in development work.
Recent Work: 2021–2022
44 Cyclarama Crescent
Massey, Auckland
6 residential homes delivered 2021–2022
Small residential development delivered in West Auckland. This project represents a shift toward completed housing rather than section-only subdivisions, responding to changing market conditions and housing policy settings that increasingly favor built housing supply.
The Cyclarama Crescent project marked a different development model for Goodland Group. Rather than delivering sections for third-party builders, the project involved delivering completed homes to end purchasers. This approach required different expertise, risk management, and market positioning, and represents one direction for future work as regulatory and market conditions continue to evolve.
